Your actual pay will be based on your skills and experience — talk with your recruiter to learn more.</p><p><b>Base pay range</b></p><p>180,000.00 / yr - $200,000.00 / yr</p><p><b>Additional compensation types</b></p><p>Annual Bonus and RSUs</p><p><b>Direct message the job poster from RogueSearch</b></p><h3>Highlights</h3><ul><li>Rocketship : Company grew 10x since 2019 and is now the largest residential land and lot developer in the USA.</li><li>Advantage : Company is self-financing all purchases and construction efforts, limiting exposure to macro risks.</li><li>Business is (still) Scaling : The company recently expanded into Southern VA and is excited to grow in the region.</li><li>Not a Massive Corporation : Smaller company feel with a flatter org chat and an involved C-Suite.</li></ul><h3>What you’ll do</h3><ul><li>Oversee the Southern Virginia operation and lead a team of Directors, Managers, etc to execute the core business of community development and lot deliveries to homebuilders.</li></ul><h3>Responsibilities</h3><ul><li>Responsible for establishing the business plan and goals for division profitability and growth</li><li>Oversees the policies regarding financial management, land acquisition and development strategy and direction, quality and general operations</li><li>Develop organizational plans for all land acquisition and development activities in the division</li><li>Chair regular staff meetings to provide strategic direction to ensure division is on course to obtain objectives</li><li>Focus daily on processes and procedures to maximize resources to meet division goals and objectives</li><li>Recognize talent, recruit, retain and motivate a team across all functions required to run a successful division</li><li>Build and maintain a land pipeline by sourcing, negotiating and contracting with local landowners, brokers, etc</li><li>Responsible for coordinating and managing the land development functions for a specific area to ensure timely completion to meet the company’s business plans and objectives</li><li>Oversee community development plans including construction of streets, utilities (wet and dry), amenities, common areas, storm water management facilities and entrances</li><li>Build and maintain relationships with national, regional and local home builders as well as commercial builders</li><li>Leads or assists where appropriate, with the negotiations for the sale of residential lots to homebuilders as well as commercial tracts to commercial builders</li></ul><h3>What you’ll need</h3><ul><li>Bachelor’s Degree required / Master’s Degree preferred</li><li>10+ years of senior level experience leading teams acquiring and developing land for residential product</li><li>A strong financial real estate and due diligence background to justify investment opportunities</li><li>An extensive background in raw land acquisition, entitlement and development</li><li>Knowledge of the Southern Virginia land market to include experience developing relationships and presenting to local landowners, civic officials, zoning officials, etc</li><li>Experience working in the Homebuilding industry is a huge plus</li></ul><h3>Seniority level</h3><ul><li>Executive</li></ul><h3>Employment type</h3><ul><li>Full-time</li></ul><h3>Job function</h3><ul><li>Management, Business Development, and Project Management</li></ul><h3>Industries</h3><ul><li>Construction, Real Estate, and Community Development and Urban Planning</li></ul></p>#J-18808-Ljbffr
