SUMMARY

The Director, Residential Sales & Marketing will be responsible for revenue generation across a portfolio of residential projects in both condominium and rental spaces. With guidance of the leadership team, they will be responsible for setting out sales and marketing strategies for projects in collaboration with other functional groups at the acquisition stage and through to execution. As such, the Director will lead an internal and external team of sales & marketing and customer service professionals on aggressive sales targets and impact objectives.

SKILLS AND COMPETENCIES


Bachelor’s Degree in business, marketing, sales or other real estate related qualifications

Minimum of 7 years of progressive leadership experience in real estate marketing strategies and condominium sales, including working directly for a developer.

Acting as a point of contact, provide instruction and guidance to external sales and marketing team throughout the development lifecycle of a project


Solid track record of delivering sales revenue results that surpass expectations

Wide and influential sales broker network

High financial literacy with a demonstrated understanding of revenue generation and sales forecasting


Deep understanding of condominium development lifecycle process, from condominium pre-launch activities to Tarion obligations

Demonstrated ability to manage sales and marketing strategies for several projects

Experience in the residential rental space, including being able to identify suitable rental operators and managers, is considered an asset


Team mind-set with a cross-functional understanding of development, construction and investment/acquisition group priorities

Experience building and motivating high-performing internal and external teams, with a demonstrated ability to set objectives and hold people accountable to results

Ambitious and creative with a proactive outlook

RESPONSIBILITIES


Direct and execute on the company’s condominium and rental sales and marketing strategies across all projects in deep collaboration with an agile, cross-functional team and external partners (e.g. agencies, consultants, JV partners and more)



Strategic marketing (includes sales and rental):


Help guide determination of best use for new acquisitions (e.g. condo vs rental)using deep understanding of the market and other analytics

Contribute to decision-making during acquisitions, design, entitlement, construction and customer experience stages of every project



Ensure cohesive marketing plans are established for all new developments and, when applicable, identify and manage related external consultants (e.g. branding, PR, operators, etc.)

Identify target market (end user vs investor in case of condos), demographics and specific drivers in marketing individual projects

Using a sophisticated data analytics approach, forge deep understanding of the current and potential customer base and devise optimization strategies


Recognize key sales features of various developments and ensure these are implemented on those projects


Sales:

Develop, implement and monitor every aspect of the sales function including: initial design, pricing, marketing/branding, broker relations, direct sales, upgrades and closing


Devise project pricing matrices and optimize launch and release schedules

Create and manage sales budgets and schedules, manage ownership reporting including regular updates on revenue projections and actuals

Manage internal and/or external sales teams, consultants and contractors


Cultivate and maintain relationships with key brokers and industry thought leaders

Internal leadership:

Monitor industry best-practices, market trends, emerging processes and technologies, share and implement these learnings internally


Help maintain strong operational frameworks that empower the team to work in an agile, responsive manner in a fast-paced, high-volume environment; oversee the ongoing evaluation and improvement of related systems, processes and tools

Actively encourage inter and cross-functional collaboration, workflows and efficiencies

Proactively coach, mentor and guide the performance, skill and competency development of colleagues


Deepen personal understanding of XXX strategy on an ongoing basis
