<p><h3>Overview</h3><p><b>Devon Properties Ltd</b> is seeking a skilled <b>Commercial Property Manager</b> to lead the operations and financial management of a diverse portfolio of commercial properties.</p><p>The <b>Commercial Property Manager</b> provides comprehensive management of assigned properties, ensuring all operational, financial, maintenance, and tenant-related activities are carried out to the highest standard. This position plays a key role in maintaining strong tenant and owner relationships, delivering excellent service, and supporting Devon’s commitment to safe, well maintained, and cost-effective properties.</p><h3>Why Join Devon Properties?</h3><ul><li>Be part of a respected and growing organization</li><li>Competitive salary & extended health and dental benefits</li><li>Vacation starting at 3-weeks per calendar year</li><li>Monthly rent day lunch is provided by the company in addition to various social events that happen throughout the year to support a successful team environment</li></ul><h3>Key Responsibilities</h3><ul><li>Oversee day-to-day building and site operations for assigned commercial properties.</li><li>Conduct regular site inspections to ensure properties are safe, clean, and well-maintained.</li><li>Develop and maintain positive relationships with tenants, owner, vendors, contractors, and service providers.</li><li>Manage rent rolls, rent collection, and accounts receivable. and invoice approvals.</li><li>Review monthly and quarterly financial statements, addressing variances as needed.</li><li>Assist in budget development, forecasting, and reporting, identifying opportunities for revenue generation and cost savings.</li><li>Issue and manage work orders for maintenance, repairs, and site improvements, including oversight of contractors and inspection of work.</li><li>Support tenant improvements and capital projects to ensure timely, cost-effective delivery.</li><li>Negotiate and oversee vendor and service contracts for quality and cost efficiency.</li><li>Respond promptly to tenant service requests, ensuring timely completion.</li><li>Monitor lease expirations, tenant covenants, and tenancy administration.</li><li>Provide after-hours emergency response as required.</li><li>Work collaboratively within commercial and accounting teams, focusing on outcomes and deliverables.</li></ul><h3>Qualifications & Skills</h3><ul><li>Minimum 3 years of commercial property management experience.</li><li>Valid <b>Property Management license in British Columbia</b> (as required by provincial regulations).</li><li>Experience managing <b>mixed-use properties</b> required.</li><li>Proficiency with property management software and technology tools.</li><li>Strong understanding of <b>commercial lease agreements</b> and industry best practices.</li><li>Financial acumen, with the ability to interpret financial reports and budgets.</li><li>Knowledge of building systems (HVAC, plumbing, electrical); construction knowledge is an asset.</li><li>Demonstrated leadership and staff management skills.</li><li>Strong interpersonal, communication, and negotiation abilities.</li><li>Valid driver’s license and reliable vehicle.</li><li>Ability to work independently, prioritize multiple tasks, and meet deadlines.</li></ul></p>#J-18808-Ljbffr
