Warranty Specialist

Job Description

<p>As the Warranty Technician is responsible for managing homeowner service requests and performing maintenance and repairs throughout the builder warranty period across single family and multi family communities. This role ensures a high level of customer satisfaction through timely service, clear communication, and quality workmanship.</p><p><br></p><p><strong>Homeowner Support & Service Delivery</strong></p><ul><li>Respond to homeowner warranty requests for both single family and multi family units.</li><li>Conduct service calls, inspections, and diagnostics to identify and verify warrantable issues.</li><li>Complete hands on repairs such as:</li><li>Drywall touch ups</li><li>Paint corrections</li><li>Door/hardware adjustments</li><li>Minor plumbing or electrical troubleshooting</li><li>Interior finishing repairs</li></ul><p><br></p><p><strong>Trade Coordination & Follow Up</strong></p><ul><li>Work closely with the Warranty Administrator to schedule and manage trade contractors.</li><li>Monitor progress, verify completion quality, and document outcomes.</li><li>Provide accurate updates to the Warranty or Customer Care Manager.</li></ul><p><br></p><p><strong>Documentation & Reporting</strong></p><ul><li>Maintain organized service records for all warranty tasks.</li><li>Document photos, notes, and work logs within builder software systems (e.g., HomeFront, MS Teams, Office Suite).</li></ul><p><br></p><p><strong>Qualifications & Experience</strong></p><ul><li>3+ years of experience as a Warranty Technician or related residential maintenance role.</li><li>Strong understanding of residential construction, finishing, and building systems.</li><li>Skilled in drywall repair, painting, trim/finish carpentry, and minor mechanical troubleshooting.</li><li>Ability to read and interpret home plans, warranty guidelines, and service documentation.</li><li>Strong communication skills and calm, professional homeowner interactions.</li><li>Proficiency with basic technology (MS Office, Teams, builder software).</li></ul><p></p>
