<p>TWC is looking for an experienced, skilled person to join our team as Team Lead, Affordable Housing Development. The position will involve <b>working remotely</b> with the need for occasional in person meetings in Ontario.</p>

<p>The Team Lead, Housing Development is responsible for guiding the creation of new affordable housing by providing strategic leadership, technical expertise, and project oversight. This role leads a team of TWC staff and works closely with housing proponents, government partners, financial institutions, and consultants to deliver affordable housing projects from early concept through construction.</p>
<p>The position provides a full range of development services including project visioning, financial feasibility analysis, planning approvals, funding and financing, and construction, coordination with clients, design teams and construction managers.</p>
<p><b>Key Responsibilities:</b> The Team Lead, Housing Development will achieve these objectives by:</p>
<ul>
<li>Leading housing proponents through early stage visioning and feasibility analysis.</li>
<li>Creating and implementing project management plans for new affordable housing developments.</li>
<li>Staying current on evolving government funding and financing programs for new affordable housing.</li>
<li>Preparing, submitting, and managing funding applications and development proposals.</li>
<li>Drafting, submitting and coordinating with financial institutions for mortgage financing for new developments.</li>
<li>Representing projects at community meetings, consultations, and public forums.</li>
<li>Presenting at, and participating in board meetings.</li>
<li>Building community and stakeholder support by liaising with municipal planning staff, neighborhood organizations, and elected officials.</li>
<li>Supporting new affordable housing proponents through municipal planning approvals, procurement processes and construction.</li>
<li>Working collaboratively with our project teams and coordinating the activities of architects, construction firms, housing proponents, financial institutions (for mortgage financing purposes), engineers and various levels of governments involved in supporting new affordable housing.</li>
<li>Monitoring the progress of the construction including turnover upon completion.</li>
<li>Working collaboratively with internal project teams and regularly reporting progress to senior TWC leadership.</li>
<li>Reviewing and updating capital and operating budgets for new affordable housing.</li>
<li>Monitoring project cash flows during the development and construction phase.</li>
<li>Developing detailed work plans with defined tasks, timelines and milestones to ensure projects remain on track.</li>
<li>Ensuring deliverables and timelines are met across a portfolio of projects.</li>
<li>Performing other related duties as assigned.</li>
</ul>
<p><b>Qualifications and Experience:</b></p>
<p>Candidates for this position will have skills in the following areas:</p>
<ul>
<li>At least five (5) years project management experience in a multi-residential development environment (PMP certification or equivalent is an asset).</li>
<li>A post-secondary diploma/degree in project management, planning, public policy, real estate, construction management or a related field.</li>
<li>A general understanding of current affordable housing programs and policies at the federal, provincial, and municipal levels of government would be beneficial.</li>
<li>An understanding of the municipal planning and development approvals process.</li>
<li>Demonstrated experience in working in small teams on projects.</li>
<li>Experience in community consultation and working with non-profit and co-op organizations.</li>
<li>Previous experience with Project management software, Microsoft Office 365 including Word and Excel in an office environment.</li>
</ul>
<p>An ability to work independently and collaboratively with project teams in a fast-paced environment. Occasional evening and week-end work is required. A good sense of humour is also an important asset.</p>
<p>A drivers’ license and access to a vehicle would also be helpful for occasional travel in Ontario.</p>
<p>The salary range is $90,000 to $115,000, depending on level of experience.</p>
