The ICI Site Superintendent is responsible for overseeing and managing all on-site activities for commercial fit-up, leasehold improvements and renovation projects. This role ensures that projects are completed on time, within budget, and according to the highest standards of quality and safety. The Site Superintendent acts as the primary point of contact on-site and coordinates all trades, subcontractors, and suppliers to ensure smooth project execution.
Requirements Key Responsibilities: Site Management and Supervision: Manage daily on-site operations, ensuring that all work is performed safely, efficiently, and in compliance with project specifications and building codes. Supervise and coordinate the work of all trades, subcontractors, and suppliers, ensuring adherence to project schedules and quality standards. Monitor project progress, identify potential delays, and implement corrective actions to maintain project timelines.
Conduct regular site inspections to ensure work is being completed to the highest standards and address any issues or discrepancies. Health and Safety: Enforce strict adherence to all health and safety regulations and company safety policies on-site. Conduct daily safety meetings and toolbox talks with on-site personnel.
Identify potential safety hazards and implement measures to mitigate risks. Ensure all workers have the necessary safety training and personal protective equipment (PPE). Communication and Coordination: Serve as the primary point of contact on-site for clients, project managers, architects, engineers, and other stakeholders.
Facilitate communication between all parties involved in the project, ensuring that everyone is informed of project status and any changes. Coordinate and chair regular site meetings to discuss progress, address issues, and plan upcoming work. Maintain detailed site logs and daily reports documenting all site activities, including work completed, inspections, and any issues encountered.
Quality Control: Ensure that all work is completed according to project specifications, drawings, and quality standards. Conduct regular inspections of materials and workmanship to ensure compliance with project requirements. Work closely with the project team to resolve any quality issues and implement corrective actions as needed.
Review and approve work completed by subcontractors before moving to the next phase of the project. Project Documentation and Reporting: Maintain accurate and up-to-date project documentation, including daily logs, site instructions, change orders, and inspection reports. Report regularly to the Project Manager on project progress, potential issues, and any deviations from the project plan.
Assist in preparing project closeout documents, including as-built drawings, warranties, and final inspections. Budget and Cost Control: Monitor project expenses and work closely with the Project Manager to ensure the project stays within budget. Review and approve subcontractor and supplier invoices in coordination with the Project Manager.
Identify opportunities for cost savings without compromising quality or safety. Qualifications: Education: A degree or diploma in Construction Management, Civil Engineering, or a related field is preferred, but extensive experience in a similar role may be considered. Experience: Minimum of 5-7 years of experience as a Site Superintendent, with a strong focus on commercial fit-up and renovation projects.
Proven track record of successfully managing complex construction projects from start to finish. Skills: Deep understanding of construction processes, building codes, and safety regulations. Strong leadership and team management skills, with the ability to motivate and manage a diverse team.
Excellent problem-solving and decision-making abilities, especially in high-pressure situations. Effective communication and interpersonal skills, with the ability to build strong relationships with clients, subcontractors, and other stakeholders. Proficiency in construction management software, project scheduling tools, and Microsoft Office Suite.
Ability to read and interpret architectural and engineering drawings and specifications.
