Visit us at primaryconstruction.ca to discover more about the Primary difference.</p><p><br></p><p><strong>Role Description</strong></p><p>Primary Construction is expanding and looking for a Project Manager with strong <strong>ground-up</strong> , <strong>base building</strong> , and <strong> industrial</strong> experience to lead commercial projects across the GTA. This is a technical, leadership-focused role for someone who can confidently run projects from pre-con through turnover and is comfortable making decisions that impact schedule, budget, and build quality.</p><p><br></p><p><strong>Role Responsibilities</strong></p><p><strong>Project Leadership and Delivery</strong></p><ul><li>Manage ground-up and base building projects from planning through completion</li><li>Develop and control project schedules, budgets, and procurement plans</li><li>Lead coordination across architectural, structural, mechanical, and electrical scopes</li><li>Conduct weekly site meetings, issue minutes, and drive accountability</li><li>Ensure compliance with OBC, municipal requirements, inspections, and permit conditions</li></ul><p><strong>Technical and Site Coordination</strong></p><ul><li>Review and coordinate drawings, shop drawings, RFIs, and submittals</li><li>Oversee site activities with Site Supervisors, trades, and consultants</li><li>Monitor quality, sequencing, and adherence to building envelope and structural requirements</li><li>Identify and implement value-engineering opportunities without compromising performance</li></ul><p><strong>Financial and Contract Management</strong></p><ul><li>Prepare and track change orders, progress draws, and cost reports</li><li>Manage subcontractor contracts, scopes of work, and buyouts</li><li>Forecast costs, analyze risks, and maintain accurate documentation</li></ul><p><strong>Safety and Compliance</strong></p><ul><li>Support site teams in implementing Primary's safety program</li><li>Ensure projects meet all COR, WSIB, and regulatory standards</li></ul><p><br></p><p><strong>Qualifications</strong></p><p> Must-have </p><ul><li><strong>5-10 years</strong> of experience managing<strong> </strong><strong>ground-up/base building</strong> projects</li><li>Strong understanding of structural systems, concrete work, foundations, steel erection, envelope, mechanical/electrical integration </li><li> Experience delivering commercial or institutional projects in the <strong> $5M-$40M</strong><strong> range</strong></li><li>Comfort leading projects through all phases: pre-con, construction, commissioning, closeout</li></ul><p><br></p><p><strong>Proficiency in:</strong></p><ul><li> Procore </li><li> MS Project </li><li> Bluebeam </li><li> AutoCAD (asset)</li><li>Strong contract knowledge</li><li>Excellent communication, leadership, and problem-solving skills</li></ul><p><br></p><p><strong>Assets</strong></p><ul><li>Experience with design-build delivery</li><li>PMP or Gold Seal Certification (or working toward one)</li><li>Experience working with landlords, REITs, or commercial developers</li></ul><p><br></p>
