What This Role Is All About
Chard Development is looking for a Junior Investment Analyst to join our Finance and Asset Management teams. Reporting to the Asset Manager, this role supports the analysis and performance tracking of Chard’s residential rental portfolio. You’ll contribute to investment research, financial modeling, and underwriting, while also assisting the Finance team with acquisitions, project analysis, and reporting.

What You’ll Be Doing
- Monitor and report on asset-level performance across Chard’s rental portfolio, identifying trends, risks, and opportunities to enhance value.
- Support the Asset Management team with analysis and reporting to guide strategic decision-making.
- Maintain and update internal dashboards and databases with operational and financial metrics.
Market Research & Data Analysis
- Conduct research on demographic trends, economic indicators, and housing market conditions to inform asset strategies and investment planning.
- Track and maintain data on market activity, comparable transactions, and emerging trends in the rental and development landscape.
- Support internal benchmarking efforts to evaluate performance against industry and market standards.
Investment Analysis & Underwriting
- Assist in the underwriting of residential real estate acquisitions and development opportunities by preparing clear, accurate financial assessments.
- Assist build and maintain detailed Excel financial models, including multi-year cash flow projections, sensitivity analyses, and return metrics (IRR, equity multiple, ROI).
- Collaborate with the Asset Management and Finance teams to evaluate capital investment scenarios and inform business case development.
- Contribute to due diligence efforts by gathering and analyzing rent comparables, sales comps, operating assumptions, and capital requirements.
- Support the preparation of investment memos, internal summaries, and presentation materials for leadership and partners.
Cross-Functional Collaboration
- Work closely with teams across asset management, acquisitions, and finance to support all stages of the investment lifecycle.
- Communicate findings and insights clearly, contributing to a shared understanding of performance and opportunity across departments.
- Stay current on industry trends, best practices, and market dynamics to help inform proactive strategy and decision-making.
What You’ll Bring
- A bachelor’s degree in Finance, Real Estate, Economics, Business, or a related discipline.
- Up to 2 years of relevant experience in real estate, finance, investment analysis, or asset management.
- A solid foundation in real estate finance concepts, including IRR, NPV, cap rates, debt structuring, and investment returns.
- Strong proficiency in Microsoft Excel and PowerPoint, with an understanding of real estate financial modeling and industry best practices.
- Familiarity with financial reporting, underwriting processes, and performance benchmarking.
- The ability to analyze complex datasets and translate them into clear, actionable insights.
