Associate Vice President, Investments
On behalf of our client, we are seeking an Associate Vice President, Investments to support the growth of a portfolio of multifamily assets. This person will be tasked with leading this strategy and actively acquiring multi-residential properties, building business cases, structuring deals and capital stacks, and liaising with the IC. In this role you will be reporting to the Executive team.

The base salary is up to $180,000 plus 30%+ bonus, LTIP structure, benefits, and vacation. Our client is an advocate for equity and diversity and recognizes the importance of leadership engagement within its framework.
Responsibilities
- Lead the assessment and underwriting of all multifamily value-add investment opportunities by evaluating and underwriting prospective deals for acquisition and disposition of income-producing multifamily properties in alignment with our investment criteria and strategy.
- Prepare detailed Investment Committee memoranda and present it to the IC to provide an overview of opportunities and the rationale behind recommendations.
- Supervise due diligence during the acquisition process and coordinate with all relevant internal and external stakeholders to ensure thorough execution.
- Collaborate closely with legal counsel to review documents/agreements related to deals.
- Thoroughly review the progress of asset strategies and identify potential upsides and downsides within the portfolio.
Ensure team is prepared to make cases and recommend significant decisions for asset level and portfolio level requirements. - Prepare, review, critically evaluate, and present updated budget-to-actual variance analyses, cash flow statements, and pro forma financial projections.
- Lead the semi-annual reporting process to provide investors with essential project updates and revised financial projections.
- Prepare financial packages for consultants and lenders throughout asset lifecycle.
- Conduct financial analysis to evaluate potential opportunities and formulate recommendations on deal structure and (re)financing strategies. This includes collaborating with external brokers or lenders to determine and recommend the most suitable debt option for each project.
- Ensure compliance with financing covenants and oversee the financing draw processes.
- Maintain a comprehensive and up-to-date understanding of the portfolio and multifamily investment market conditions in current and prospective markets.
- Manage and mentor Senior Analyst who will assist with financial analysis and reporting.
Qualifications
- Minimum of 8 years of experience in investments, acquisitions, and/or finance, with experience underwriting multifamily assets a requirement
- University Degree in Real Estate, Business Management or Administration, Finance, Accounting or a related field required
- CPA or CFA designation is an asset
- Expertise in acquisition, management and disposition of IPP real estate assets.
- Strong market research, financial modeling, investment analysis, and due diligence skills required.
- Superior communication skills, both written and verbal with a successful track record in building relationships with partners, stakeholders and vendors of multiple disciplines
- Demonstrates excellent project management and presentation skills with an emphasis on leading the underwriting process
- Excels in a high volume, dynamic and fast paced environment and enjoys new challenges
- Highly collaborative and self-motivated
- Willingness to travel to visit properties as required
- Skilled in the use of Word, Outlook, and Excel
