Job Description CPP Investments has an exciting opportunity for an experienced real estate valuer to join our Real Estate Valuations Group, a team with offices in Toronto, London, and Hong Kong and responsibility for developing an independent view of fair value for the approximately $50 billion global real estate portfolio. The valuations of our investments are the basis for key decisions made to manage the CPP Fund, including asset allocation, risk management and financial reporting.
This position reports to the Director, Valuations in our Toronto office and is focused on the Fund’s Americas real estate portfolio. The investments in the Americas consist of a cross-section of institutional quality assets in Canada, the United States and Brazil, and represent about half of the global real estate portfolio value. The successful candidate would be responsible for coordinating and delivering quarterly property and portfolio level valuations, analyses, and reporting. Working with the Director, the candidate will assist leadership in managing internal and external stakeholders, and to enhance our valuation practices and controls.
The ideal candidate is an experienced commercial real estate appraiser, with deep understanding of CRE valuation and market fundamentals. They are experienced in portfolio valuation, reporting and analysis for IFRS financial reporting purposes. Role-Specific Accountabilities: Own and manage the quarterly valuations and reporting deliverables for assigned portfolio(s) Independently prepare property valuations, in keeping with global portfolio valuation processes and practices Identify, coordinate, review, and incorporate relevant partner reporting and property information Research and integrate pertinent market activity, surveys, and commentary for assigned portfolio(s) Foster relationships in relevant investment, brokerage, and fee appraisal communities Build and maintain complex dynamic valuation models using Argus Enterprise software Manage external appraisal relationships and deliverables for assigned portfolio(s) Review and assess external appraisal reports and services, collaborating with external appraisers and internal stakeholders Challenge and test assumptions and sensitivities at the asset and portfolio levels Provide insightful valuation analysis and reporting to identify material quarterly valuation movements and drivers Contribute to evolving valuation processes and reporting towards global best practice Support efforts to mature the risk, governance, and control frameworks Report and substantiate valuation results to valuation and investment leadership, and internal and external auditors Establish relationships and manage stakeholders across multiple CPP Investments’ global offices, partners, and functions Mentor, train and develop junior team members Other duties and/or projects as required Qualifications Relevant undergraduate or advanced degree – real estate, valuations, business studies AACI and/or equivalent international professional accreditation 7 years progressive commercial real estate valuation experience across multiple asset classes and geographies Solid understanding of valuation standards and methodologies Proven expertise in commercial property valuation, ideally for IFRS financial reporting purposes Advanced modelling skills for complex institutional assets using Argus Enterprise, Excel Functional knowledge of valuation fundamentals to challenge/defend stakeholders on valuations Strong financial and analytical background and skillset Experienced in portfolio level reporting and analytics; and, with maintaining and analyzing large sets of data Proven experience managing people, processes, and stakeholders, supporting change initiatives, and collaborating across groups Effective communication and relationship building skills in both a virtual and in-person environment Advanced Argus Enterprise, MS Office applications user (Word, Excel, PowerPoint); Tableau beneficial; open to learning new technology Who You Are: Proactive mindset Well organized with exceptional attention to detail and accuracy Work capably independently, balancing multiple workstreams in a deadline-oriented environment Team player with a focus on group goals and initiatives Proven stakeholder management skills, leadership/mentoring experience beneficial Strong written and verbal communication skills; able to present findings clearly and concisely Adaptable and inspired by ongoing process improvements and change initiatives Enjoy being a part of a culture of excellence, are flexible and continually strive to innovate in a fast-paced setting Exemplify CPP Investments’ Guiding Principles of integrity, partnership, and high performance At CPP Investments, we are committed to diversity and equitable access to employment opportunities based on ability.
