About Our Client


Our client is one of Canada’s leading real estate private equity firms with billions in AUM and development value in their project pipeline. The firm is focused on investment and development of mixed-use assets in urban markets.

Associate, Development Finance

On behalf of our client, we are seeking an Associate-level individual to support the investments & development functions, working directly with the VPs and supporting a pipeline of current and future development projects.


The successful candidate will be a highly motivated relationship builder, with a passion for real estate development, and a desire to join a dynamic team. In addition, they will be able to work in a fast-paced environment and will be responsible for supporting a growing portfolio of development projects.

This individual should possess strong analytical and underwriting skills to oversee projects from acquisition through design, approvals, construction, and closeout stages. This person is a driven professional with a positive and collaborative attitude, with a no task is too big or too small mindset, and who is excited about joining a growing team.

The compensation package range is competitive for an Associate level (base + bonus = approx. $150,000+) based on level of industry experience and exposure. Our client is an advocate for equity and diversity and recognizes the importance of leadership engagement within its framework.

Responsibilities


  • Responsible for the construction, maintenance and design of development, investment, and finance models for development, particularly for purpose-built rental projects developed in-house or in conjunction with development partners.
  • Collaborate across internal departments to prepare materials and analyses to support decision-making and execution of development
  • Proactively recommend solutions for enhancing income, mitigating risk and suggesting value engineering to ensure ongoing viability and to maximize project returns.
  • For projects currently in the pipeline, build and maintain financial models across various asset classes and assist with the quarterly review and reporting process.
  • Prepare proformas, conduct sensitivity analysis and monitor project returns.

    Research and analyze market conditions and trends for projects under review, assessing their potential impact on the development pipeline.
  • Prepare materials, presentations, and approval packages for management and the investment committee.
  • Ensure a clear understanding of development activities’ risk, internal controls, and compliance policies and procedures.
  • Support the origination teams by preparing models and documentation related to new opportunities and providing required inputs on development proformas and other market information.
  • Consolidate development models to support fund-level returns and reporting.
  • Prepare ad hoc reports, presentations, and analyses as needed and contribute to special projects such as capital-raising efforts.


Qualifications

  • Undergraduate degree, with preference for Business, Economics, Finance, or related fields.
  • 5+ years of relevant work experience in real estate development/ investments, with private equity or institutional underwriting exposure. Experience with mixed-used developments and multi-family ideal, with other asset classes is an asset (e.g. office, retail, affordable housing) an asset.
  • Highly skilled in building complex financial models and performing financial analysis.
  • Strong analytical skills with an ability to communicate with key stakeholders effectively.
  • Proficient in Microsoft Excel, Word, PowerPoint and Argus.
  • Excellent interpersonal, written and verbal communication skills.
  • Superior organization, attention to detail, and time management.
